New Owner's Packet
Enclosed are the management forms that we will need filled out to place your property under property management with Liberty Management, Inc. CRMC. Please review each document carefully, and ensure that all required signatures are provided.
Direct Deposit Form
Electronic Owner Payments (ACH) Owners get paid securely and quickly via convenient electronic payment. Your funds arrive directly into your bank account. There is no cost to use this service.
Sample Monthly Statement
Liberty Management has very easy to read owner statements. When a new owner's statement has been uploaded to your owner portal you are notified by email each month. You may then login to your owner's portal at your convenience at any time to view your monthly statements.
Owners Portal Guide
Now you have on-demand access to your owner statements! You have the ability to access current and historical Owner statements, and will be able to download these statements on demand in PDF format. This gives you anytime, anywhere access to the same Owner statements you receive on a monthly basis.
Re-Key & Security Devices Video
If you are a property manager or a landlord in Texas you are required by the law to comply with this state code. Chapter 92 of the Texas Property Code addresses property code for rental properties. Information about Required Security Devices
We make sure your property is up to code with the Texas Security Devices Statute which all rental-home owners in Texas need to be in compliance with. Texas State Law requires re-keying of Rental Properties and addition Security Devices to be installed on the property.
Property Survey Report
Our owners love that we provide surveys with pictures every six months. The surveys leave no doubt in anyone's mind as to the condition of the property.
Owner Insurance Information
TEXAS ASSOCIATION OF REALTORS® Management Agreement requires you to list the property management company as an additional insured on your insurance policy. If you don't have this protection, you are violating the contractual agreement between you and your management company. This protection is provided for FREE with many reputable insurance carriers.
Property and Liability Insurance
Liberty Management, Inc. has contracted with Grona Boles & Martin Insurance to provide very competitive property and liability insurance for properties under our management.
Eviction Protection Program
Liberty Management is pleased to offer you our Eviction Protection Program, which has been developed in response to concerns expressed over the rising cost of processing evictions.
Updating the Bexar County Appraisal District
One of the mistakes that homeowners and investors make is failing to update their mailing address with the Bexar County Appraisal District or removing the Homestead Exemption or other exemptions from the property that they are no longer or not eligible for.

Smoke Alarms
New Legislation Texas law HB 1168 requires a least one smoke alarm to be placed in each bedroom or in the room used for sleeping in the case of an efficiency unit. In addition, if multiple bedrooms are served be the same hallway, there must be a smoke alarm in the hallway in the immediate vicinity of the bedrooms; and if the unit has multiple levels, there must be a smoke alarm on each level
Owner Referral Form
One of the greatest compliments that we can receive is for one of our Owners to refer a friend or family member. Due to Texas state laws regarding compensation provided to people who aren’t licensed real estate agents, the maximum gift we can give for a referral is a $50 gift card and the satisfaction of knowing that Liberty Management will take good care of your friend or family member. Owner's Information Up-Date Form
Is used by owners to notify Liberty Management of changes in Mailing Address, Contact Information and other changes. To help protect owners against identity theft, we require all owners that are changing their mailing address or the address where their funds or statements are sent to submit all changes in writing.

Comments, Suggestions or Complaints If you have a comment, suggestions or complaint, we would like to know about it so that we can give you better service as your property management company; we would also like to recognize people that have given you excellent service.
Sample Lease Agreement
Residential Lease Agreement required for all tenants. Each section is reviewed with the tenant(s) when the agreement is signed.
Lease Rules and Regulations
A document outlining the tenant(s) responsibilities regarding care and maintenance of the property. It is an addendum to the Lease Agreement.
